6 Housing Markets Gear Up for a Rebound

Stronger job markets are pushing several cities’ housing markets into recovery-mode. Forbes and the Local Market Monitor, a real estate research firm, recently profiled its top picks for cities that are most poised for a real estate rebound.

The list is based on housing and economic data from the 100 largest cities in the country.
“For real estate to do well you want to see two things: that incomes are growing rapidly … and that the growth in jobs attracts other people to that market,” Ingo Winzer, founder and president of Local Market Monitor, told Forbes.

 

Here are the cities topping the list:

1. San Jose, Calif.
Population growth: 5 percent
Job growth: 3.3 percent
Home prices for the past 12 months: 2 percent decrease
New-home construction: 97 percent increase
2. Houston, Texas
Population growth: 7 percent
Job growth: 3 percent
Home prices for the past 12 months: 2 percent decrease
New-home construction: 38 percent increase
3. Boston, Mass.
Population growth: 3 percent
Job growth: 2.1 percent
Home prices for the past 12 months: 1 percent decrease
New-home construction: 1 percent increase
 4. Raleigh, N.C.
Population growth: 12 percent
Job growth: 1.4 percent
Home prices for the past 12 months: 2 percent decrease
New-home construction: 14 percent increase
5. Austin, Texas
Population growth: 11 percent
Job growth: 1.5 percent
Home prices for the past 12 months: 2 percent decrease
New-home construction: 20 percent increase
6. Oklahoma City, Okla.
Population growth: 4 percent
Job growth: 2.6%
Home prices for the past 12 months: 3 percent decrease
New-home construction: 1 percent decrease

Many believe that very few houses are selling and that almost no one can get a mortgage. We want to let everyone know that neither of these assumptions is true. Recently, the National Association of Realtors (NAR) released their Existing Homes Sales Report. According to the report there are, on average, 12,109 homes selling in the United States EACH and EVERY DAY! That means that approximately 12,000 houses sold yesterday, approximately 12,000 will sell today and approximately 12,000 will sell tomorrow. So the thinking that homes aren’t selling just isn’t true.

Another interesting fact in the report was that 72% of these transactions were accompanied by a mortgage. That means that approximately 8,719 people qualify for a mortgage on a daily basis in this country.

There are over 12,000 homes sold and over 8,000 mortgages granted every day. The real estate market is doing better than many believe.

When Is the Last Time You Thought About your Homeowners Policy?

I have been guilty in the past also! Because our premiums are factored into our mortgage payment and in most cases paid by our mortgage holder we don’t think about it very often. However if you don’t get a review right away.. Shame on You! Here’s why:

Did you know that 60% of homes are either under insured, over insured or lack proper coverage? Is yours one of them? If you don’t know for sure you could either be risking a tremedous loss due to fire, theft, damage or personal injury OR be paying too much! No one needs to be spending an unnecessary dime these days.

Here are a few tips for you: These are things to be aware of that can effect your coverage:

–Has your property value gone done but you are still paying for the same amount of coverag?
–Named insured not the same as the owner on the deed. If the homeowners coverage is written for someone other than the owner of the property, the insurance company can deny coverage. This might happen if a property is transferred to a family member without notifying your agent.
– Running a business on the premises. This could invalidate your coverage for buildings used for business. Also you may not have proper coverage for your equipment, inventory, and liability exposures.
– Vacant houses. Depending on your company, there may be clauses in your policy that cut your coverage if the house is vacant.
– ATVs, recreational vehicles, snowmobiles, golf carts, boats. These types of vehicles have limited or no coverage in the typical homeowners policy. Even a lawn tractor may not be properly covered if you use it off premises.
–Do you have enough coverage to rebuild? Home values have gone down,but rebuilding costs continue to rise. Make sure you have enough coverage, or see about a homeowners form that doesn’t require full coverage.
–Remodeling or improving your property
– Have you purchase jewelry,furs, art?
